Tips for Homeowners on Staging their Vacant House

Buyers will often make assumptions about a house based on its curb appeal and condition, how long it has been on the market and whether the home will be available immediately since the house is already vacant.

To sell a vacant house, it is vital that the homeowner effectively stage the home to enhance the buyer’s perception of its worth.

Here are some tips for making this happen:

Set the property up for maximum curb appeal and pay attention to the four most visible aspects of a house.

  • The front door
  • The siding
  • The roof
  • Landscaping

Replace, repair, paint or renovate any of these features.  Your investment will pay off when selling your home.

Make sure Landscaping is meticulously maintained.

  • If you have relocated beyond driving distance from your house while it is on the market, hire a landscaping service to regularly groom your property.

You want to stage a house like it is lived in and well cared for.

  • Discontinue mail or newspaper service.  Have any or all junk mail picked up by a family member, neighbor or REALTOR.
  • Set timers for lights to turn on at dusk.
  • If possible, leave porch light on.

Focus on interior details.

  • Fix holes in the walls.
  • Clean the carpets.
  • Clean the windows and fixtures.
  • Vacuum the floors.
  • Make sure there is no trash in the home.
  • Ask a neighbor or REALTOR to open windows regularly for some fresh air in the home.

Strategically leave some elements of décor around the house

  • Arrange fresh flowers.
  • Leave crisp clean towels in the bathroom.
  • Leave window treatments to add a pop of color.
  • Rent or leave a few pieces of furniture.
  • Make sure all light fixtures are in working order and new lightbulbs.
  • Routinely check garage door and doorbell.

To a buyer, a vacant house often signals opportunity.   By following these simple steps, we feel that selling your home will be an exciting and easy experience.
